The Heritage Todd Creek Master Association Board will be meeting via Zoom on Friday, May 22, 2020 at 1:00 p.m. to vote on the following items. The Special Meeting and process is in line with the Bylaws and the directives from legal counsel. Instead of soliciting comments from residents during the meeting, the Board is soliciting input from residents on these two matters before taking official action on Friday.  

 

• Additional cost for Parking Lot Project of $11,432.77 from Co-Tenancy Reserves: 
The original estimate for parking lot repairs from Martin Marietta was $64,924.43 in October of 2019. The work was postponed by HTC Co-Tenancy until this spring. Over the winter several of the cracks became wider and several smaller cracks appeared, which were unforeseeable for HTC or Martin Marietta. Martin Marietta did extend the contract on their end by donating labor and over 50 tons of material to try to rectify the situation. However, there are still significant cracks that need repair as they will only get worse if left alone. The CCMC manager and main contractor from Martin Marietta have negotiated a fair price for both parties to complete the project to satisfaction. Martin Marietta has provided great service to the HTC community for many years. The company has acted in good faith on this project and the additional amount to complete the project is recommended by CCMC management. Approval is needed from the Master Association Board and from Todd Creek Golf.

 

• Replacement of Patio Furniture according to the Co-Tenancy Reserve Study 
The Reserve Study for the Co-Tenancy common areas, which are shared by Todd Creek Golf and the Master Association, states that the patio furniture was to be replaced in 2019. The furniture is over 10 years old and new tables and umbrellas are needed. CCMC management recommends moving forward with this purchase from the Co-Tenancy Reserve Account. Todd Creek Golf is in favor of this expense from Co-Tenancy Reserves. The Master Association Board will vote on this expense on Friday.
