CC&R Community Meeting

Description:
Over the past several months, the Master Association Board of Directors has been diligently working to revise and update the community’s Declarations of Covenants, Conditions, and Restrictions (CC&Rs). These governing documents were last updated in 2018, and since that time, a major milestone has been reached—Lennar, the Master Declarant, has completed the development and sale of homes in Heritage Todd Creek. 
 
In light of this change, the CC&Rs have been carefully reviewed and revised to: 
 
  • Remove outdated references to the Master Declarant that are no longer applicable
  • Ensure full compliance with current federal and state laws and regulations, with the support of our legal counsel
  • Introduce a few strategic updates to make the CC&Rs more flexible for future needs, helping to reduce the necessity for frequent amendments going forward 
We are now ready to share the proposed updated CC&Rs with the community. Homeowners are invited to review the document and provide comments and feedback to the Board during the designated comment period. If you have comments or questions, please email to masterassociation.htc@outlook.com.

We also invite you to attend an open forum on July 22, 2025, at 5:00 p.m., in the Ballroom, where Board members and counsel will present the changes, answer questions, and collect in-person feedback. 
 
Following the open comment period and any necessary revisions, the final version of the CC&Rs will be included on the fall election ballot. As a reminder, any amendments to the CC&Rs require approval by 67% of the lots subject to the CC&Rs.

If you prefer a hard copy, you may request one from the Clubhouse Office. Please note that printed copies may not be available immediately, so we recommend calling ahead to request one. Staff will contact you once your copy is ready for pickup.
